7. How many houses do you buy?

8. How is the price you pay for my house determined?

First, we evaluate the after repair value (ARV) of your house, how much we could sell it for on the market once we finish the work needed after buying it from you. One of our specialists comes to look at your home and calculates the repair and refurbishment costs necessary.

Add to that the selling costs. Though you are lucky to bypass using an agent when selling to us, we need to use one to list the house after we buy it from you and cover all holding and closing costs, fees, taxes and commission, usually 10% of the ARV.

Finally, we subtract repair, refurbishment and selling costs from the ARV and add in our minimum profit, and that’s how we come up with the fair price we offer you. The amount is often close to what it would have been selling your house traditionally when you subtract the additional expenses you would need to pay out of pocket with an agent. However, with us, you get the money faster in cash without the headaches usually associated with selling a house using an agent and listings. Sometimes it can take months before you find a legitimate buyer.

9. Do you pay a fair price?
